Frequently Asked Questions
What should I know about roof replacement?
In the mountain climate, extreme temperature fluctuations can cause the deterioration of roof underlayment, leading to potential leaks. Even if your roof appears to be in good shape, it’s important to ensure the waterproof layer is holding up to avoid any issues.
Can I deduct the cost of roof replacement?
We recommend consulting with a Certified Public Accountant (CPA) for specific tax advice. Generally, when you sell your home, you may be able to deduct the cost of improvements, including roof replacement. It’s important to keep your receipts for reference.
What does a complete roof replacement entail?
A complete roof replacement involves removing the existing roof down to the plywood. The plywood is inspected for defects or dry rot, and then an ice and water barrier is applied to cover the entire roof. A synthetic underlayment is then installed before adding the chosen roofing material, such as composition shingles or metal panels. All trim, including eaves, sidewalls, and valleys, is replaced with 24-gauge painted steel. The plumbing vent flashing is also replaced and painted.
Can a roof be replaced during winter?
In low snow years, roof replacements can be done with careful attention to weather conditions. The temperature must be above 40 degrees Fahrenheit for material installation. If the weather forecast indicates clear conditions for several days, our team will remove and replace the roof in small sections to ensure it remains weather-tight throughout the process.
Can a roof be replaced with solar panels?
If you’re planning to install solar panels, it’s a good opportunity to consider replacing the roof as well. Our roofing team can install the necessary “stand-offs” to ensure water tightness and prevent potential leaks.
How long does a roof replacement take?
The duration of a roof replacement project depends on various factors, including roof size, complexity, weather conditions, and inspection schedules. Typically, for a moderate-sized Tahoe-style roof of about 30 square feet, it can take a crew of five to six employees approximately five to six days to complete the installation. However, please note that specific timelines may vary.
Why did Mills Roofing start offering Roof Maxx treatments?
After witnessing the damage caused by extreme weather conditions in our area, we discovered Roof Maxx, an innovative product that can penetrate composition shingles. This soy-based solution helps extend the lifespan of roofs, preventing unnecessary tear-offs and promoting sustainability for our customers and the environment.
Does Roof Maxx Seal a Roof?
Roof Maxx is not a sealer. It penetrates into the shingle, allowing it to breathe the way it did when it was new. A sealer will coat the roof and cause it to deteriorate by trapping moisture and not allowing it to breathe.
