What Roof Maxx Is, and Why It Works
Asphalt shingles fail because they dry out. The petroleum-based oils that keep them flexible evaporate over time. Once a shingle loses those oils, it cracks, curls, and sheds granules. That’s the failure curve every commercial property owner with a shingle roof is on.
Roof Maxx is a plant-based bio-oil that replaces what the shingles have lost. It’s sprayed onto the roof surface, absorbs into the shingles within a few hours, and restores flexibility.
Independent testing through the Battelle Institute showed treated shingles regained pliability comparable to new shingles. The treatment is warranted for five years and can be reapplied twice more — three applications, roughly 15 years of extended service life.

A Roof Maxx inspection isn’t a quick walkaround. Our crew is on your roof for an hour or more on a typical commercial building, longer on larger properties or multi-building sites. We document:

- Granule loss in gutters and at downspout outlets
- Flashing integrity at every penetration, valley, and wall transition
- Ventilation — intake and exhaust, because an under-ventilated attic cooks shingles from below
- Prior repairs, patches, and any signs of underlying deck damage
- Areas where Roof Maxx won’t help and replacement or repair is the better answer
You receive a written report with photos, condition notes, and a clear recommendation: treat, repair, replace, or some combination. If we recommend treatment, the report includes expected lifespan extension and the cost. If we recommend replacement, we’ll quote that too — using CertainTeed or Owens Corning materials, with the warranty access our Platinum Preferred status carries.
