A monitoring visit isn’t a drive-by. The Mills Roofing crew inspects your roofline for snow load, checks the eaves and valleys for early ice dam formation, and looks for the small warning signs, a sagging section, a stressed seam, standing water at a drain point, that tend to get missed until they’ve become expensive. Every visit is documented with dated photos, so you have a running record of your roof’s condition across the season, not just a phone call telling you everything’s fine.

If a visit turns up something that needs attention, we’ll walk you through it before any work is scheduled. If it doesn’t, you’ll still know that, on record, rather than wondering.

Every non-member visit carries a $350 truck roll fee before any labor is billed. A Platinum member using both monthly monitoring visits across a four-month season sees that fee waived eight times, more than $2,800 in truck roll costs alone that never appear on the invoice. A Gold member, at one visit a month, sees the same waiver four times over the season.

This isn’t a discount on the work itself; it’s the structural difference between paying per call and having a standing arrangement that already accounts for it.
