“I am the President of The Glenbrook Cottage and Town Home Association (GCTA) and was introduced to Mills Roofing by Incline Property Management. GCTA is an HOA with 132 Cottages and Town Homes. The Association is responsible for 68 Town Home Roofs whose average life is approximately 20 years.
We asked Mills Roofing to assess the current condition of the 68 roofs and to outline a maintenance and repair program to maximize the service life of each unit. Townhome were originally built in three phases and have different exposures to sunlight and snowfall.
Mills completed the initial inspection in the spring of 2019 and completed the maintenance and repairs in Sept 2019. They also recommended a new product ROOFMAXX to restore the flexibility and integrity of the asphalt shingles. 24 TH were treated with ROOFMAXX as a sample and will be subsequently reinspected to assess the effectiveness of the product.
Mills provided a detailed budget and scope of work and the implementation was completed on time and on budget. Mills personnel were very professional and pleasant to work with. The job sites were cleaned up immediately. In Summary GCTA was very pleased with Mills performance and look forward to working with them in the future.” –Claude Hutchison

Roof Maxx for Commercial & HOA Roofs

When you manage a property, you want to be secure in providing the best maintenance solutions with the least amount of life interruption to your tenants. One area to never neglect is the roof. Replacing a roof can be expensive and a hassle to families or businesses who reside under the roof. Managing the replacement also takes up your time as a property manager.
Roof Maxx could be the solution to your desire to upkeep the properties without the hassle and major cost. Here’s how it works:
- Asphalt shingles these days are lighter than shingles of old. This means the oils which keep them pliable and healthy to protect your building dry out faster than before.
- Roof Maxx is a spray-on application which coats your shingles with the oils it needs to stay pliable. It soaks in within just a few hours, leaving your roof looking younger.
Simple
Before Roof Maxx is applied, we inspect your roof to make sure it is a good candidate. Things we look for include:
- Wear and tear of the shingles
- Granular loss
- Brittleness
- Cracking
- Shingle adhesion
- Any other needed repairs
Repairs are done first to help prevent leaks or other damage from occurring.

Clean
On the day of the treatment, we cover all outdoor items. Most applications will be done in a day, depending on the size of the property. Afterwards, we wash down the property, but don’t worry! Roof Maxx has been certified as a USDA BioPreferred product. Its main ingredient meets the EPA’s Safer Choice standards for solvents and is listed on the EPA’s Safer Chemical Ingredients List (SCIL). It is safe for people, plants, pets, and the planet.
Easy
Skip the cost and messy disruptions of a roof replacement. Roof Maxx can help you maintain your commercial roof, giving it up to 15 years longer life (up to 3 applications, once every five years). One application costs 15-20% of a full roof replacement and may qualify as a deductible maintenance expense in the tax year you have it applied. You also receive a transferable 5-year warranty with each application.
